Founded in 2016, A&F Property Management of Florida, Inc. (AFPM) offers a full range of professional management services to homeowners and condominium communities. AFPM’s success is based on consistently building outstanding relationships with Boards, Homeowners, and Contractors. AFPM has grown under the same leadership for over 12 years. While it’s size and stability enable AFPM to provide the resources and purchasing power of a mid-size company, AFPM’s management concept delivers the personal attention of a small company to each community.
The Community Associations Institute (CAI) acknowledges AFPM as professional community association management company based on it’s experience, professionalism, and continued education. AFPM is a Licensed and Insured CAM Firm.
What We Do:
A&F Property Management of Florida, Inc. (AFPM) manages property owners associations. AFPM is engaged by the Board of Directors to provide a complete range of services for the community, including administrative, financial, and physical property services.
These services include planning, organizing, and assisting in the conduct of Board, Committee, and Owners meetings; guiding and assisting the Board in the performance of their duties and maintaining the records of the Association.
Financial Services: AFPM assists the Board of Directors in preparing the annual budget. AFPM attends to the collection of assessments, payment of bills, preparation and review of monthly financial statements, administration of the payroll, and assisting the Association’s auditor.
Physical Property Services: These services include regular property inspections to ensure adherence to architectural standards and to verify contractor performance, bidding, and negotiation of ongoing maintenance contracts, as well as contracts for major repair and replacement or enhancement projects. AFPM’s 20 years of combined experience is invaluable in supporting the Board in identifying community challenges and opportunities and in implementing the Board’s decisions in order to build community and to help maintain and enhance property values. AFPM also provides consulting services to Boards for special projects.
